Architectural Control

The Architectural Control Committee (ACC) is solely comprised of Deerwood residents with the necessary skills, backgrounds and work experience to ensure that enforcement of all Deerwood Lakes Association’s Deed Restrictions, Covenants, By-laws, along with updated Construction Requirements are applied fairly and consistently.

When clearing your property, constructing a house or making any repairs, alterations or additions to the exterior of your home or property, you must first submit your Application, all drawings or plans for ACC review, and approval before you begin your work. All applications must be submitted by USPS Registered Mail.

**IMPORTANT: The ACC generally reviews applications on the 1st and 3rd Monday of each month – any submitted, but incomplete, applications will not be reviewed or considered for approval.

Please note: The ACC has 30 days to respond to submitted applications – so please be patient.

If you wish to build a new home in Deerwood Lakes or Deerwood East, your first step is to contact the Waller County Engineer’s office at the link posted below. There you will receive information about 911 rural addressing, septic permits, and County development permits. After you have completed that process, you will be ready to fill out, and turn in, your Application for Construction with your building and site plans.

Acquiring Utilities – It is the sole responsibility of the builder and/or the property owner to contact the utility companies to collect required information about acquiring utilities connected at your property. The Deerwood Lakes POA is not a property developer. Each property owner is solely responsible for all the necessary costs associated with obtaining utilities.
